Choosing a Neighborhood

How to Compare Las Vegas Communities

Las Vegas communities are remarkably different from one another. Within a thirty-minute drive you can choose a master-planned village with parks and trails, a guard-gated golf community, a hillside estate with Strip views or a high-rise condo above Las Vegas Boulevard. The neighborhood guides above show live listings and market summaries for each area. This guide explains how to compare communities so you can narrow your search with confidence.

Start With How You Want to Live

Before you compare prices, think about your daily routine. Do you want to walk to restaurants, play golf several times a week or be close to hiking? Do you need room for family and guests, or a lock-and-leave home for travel? Answering these questions first makes it much easier to choose between communities.

West Las Vegas and Summerlin

Summerlin is one of the most celebrated master-planned developments in the country, with villages, parks, trails and Downtown Summerlin. Its luxury enclaves include The Ridges and Red Rock Country Club. To the northwest, Skye Canyon and Centennial Hills offer newer homes, mountain views and quick access to outdoor recreation.

Henderson Neighborhoods

Henderson, southeast of the Strip, is consistently ranked among the safest cities in the region. Green Valley and Anthem are established neighborhoods with parks, shopping and schools nearby, while MacDonald Highlands, Ascaya and Seven Hills offer hillside homes with sweeping views. Learn more about the area from the City of Henderson.

Southwest and Central Las Vegas

Southern Highlands and Mountain’s Edge sit in the southwest valley, with fast access to I-15, the airport and the 215 Beltway. Closer to the center of the valley, high-rise towers along the Strip put dining, shows and entertainment just an elevator ride away.

What to Compare on Your Short List

Once you have a short list of neighborhoods, compare the details that affect both your lifestyle and your budget.

  • HOA dues: what they include, from guard gates and landscaping to pools and clubhouses.
  • Club membership: golf and social memberships are often separate from home ownership.
  • Commute: drive times to work, the airport and the Strip at the hours you travel.
  • Schools: public, charter and private options vary by neighborhood.
  • Resale history: how quickly homes sell and how prices have moved in recent years.

The market summaries in each guide show the number of homes for sale, median prices and days on market, so you can see at a glance how competitive a community is right now.

Price Ranges Across the Valley

Las Vegas offers a wide range of price points, often within a few miles of each other. Condominiums and townhomes in established neighborhoods can start well below the valley median, while family homes in newer villages typically sit in the middle of the market. Guard-gated golf estates, hillside custom homes and penthouses above the Strip make up the luxury tier, where prices can reach several million dollars.

Price per square foot is often a better comparison than list price alone. A smaller home on a premium lot with an open view may cost more per foot than a larger home on an interior street, and newer construction usually carries a premium over homes that need updating. Property taxes in Nevada are relatively low, but HOA dues and club fees vary widely, so include them in your monthly budget from the start.

If you are relocating, it helps to visit in more than one season and to spend time in each area on a weekday as well as a weekend. Maritza can prepare a short report of recent sales for every neighborhood on your list, so you can see exactly what similar homes have sold for before you make an offer.
